- What are Sime Darby Property’s plans for Taman Subang Ria?
Taman Subang Ria will be upgraded and handed back to relevant local authority, while
Sime Darby Property will apply to convert a small portion of the existing area at
the far end of the park for an exclusive low-density residential development.
- How much of the park is planned to be developed?
The project will be constructed in the vicinity of the existing paintball site where
most park users do not even go to, while 74 percent of the park will be upgraded
and handed back to the relevant local authority.
- How big will the project be?
The proposed low-density project will only have 250 units, built on 16 acres of
land, which means a low plot ratio of 1:1 or just 16 units per acre.
- Will it cause more congestion in the area?
Sime Darby Property will build a dedicated access road from Persiaran Kewajipan
into the park and residential apartments.
- Isn't Taman Subang Ria part of the Subang Jaya Development Master Plan?
No it is not – it is private property and was alienated to Sime UEP Properties Berhad
in 1988, 11 years after the Subang Jaya masterplan was approved in 1977.
- How much will the upgrading of the park cost?
The upgrading of the park and infrastructure will cost RM20million and will be fully borne by Sime Darby Property from the estimated profits from the residential development.
- Will the jogging trail get shorter?
No, in fact it will almost double from the existing 1km distance to 1.8km after
the upgrade; with an improved surface and separate lanes for joggers and cyclists.
- What about parking?
There will be 305 clearly designated parking lots.
- Will the park be safer once it's developed?
The park will be much safer after the upgrade as Sime Darby Property will be installing
CCTV cameras and night lighting.
- Who will handle the maintenance of the park once it is upgraded and handed over
to the local authorities?
The maintenance of the park will be handled by the local authorities once it is
upgraded and handed over. However we are open to the idea of jointly maintaining
the park with the local authorities and residents associations as well.
- What if Sime Darby were to sell back the land to the State or be given another
piece of land to offset the cost of upgrading the park instead of building the service
apartments?
We are open to suggestions and are willing to explore other possibilities. However,
we do feel the affinity to upgrade the park ourselves as we were the developers
of Subang Jaya.
- Why can’t Sime Darby Property just handover the park to the authorities?
We intent to do just that. Once the development approval is obtained, we will upgrade
74% of the park and subsequently hand it over to the authorities.
- What will happen if Sime Darby Property’s proposal is rejected?
We hope that the residents of Subang Jaya will see the benefits of getting an upgraded
park, but if the proposal is rejected the options allowed under the express condition
will be considered. This will include the possibility of building a commercial theme
park.
